Who makes the most money, a real estate salesperson or a real estate investor?
The simple answer is a real estate investor, but both professions can make a lot of money. I am both an agent and investor. I much prefer being an investor because of the freedom and it is less stressful. I also do not have a good personailty for being an agent.
I have sold over 200 houses a year as an agent and made $300,000 a year. That was when I was lusting REOs and HUD homes (foresclosures). I loved that part of the business because it was all systems oriented.
I flip houses and also buy rentals as well. I love flipping because I make all the desicions. I have no clients to answer too. Both being and agent and flipping is a job. You have to keep working to make money. Rentals are awesome because they make money without having to do any work.
I have made more money flipping houses, but it takes much more money as well. I have 21 flips going right now which takes multiple people, contractors, and lenders to pull off.
I have been doing this for over 15 years, for someone knew this question is tougher to answer. A new agent will need less resources to be successful, but it can take a long time to make money.
The same can be said for a house flipper, but there are other ways to invest in real estate as well. Wholesaling, rentals, notes, etc. It takes a while to make money as an investor, but you can make a lot of money if you do it right. In the end being an agent and investor go hand in hand.
